Goldmark City a luxury apartment, office, and retail complex in Hanoi's Cau Giay district.

Savills Vietnam has been appointed by the TNR Group as the property manager for Goldmark City, a luxury apartment, office, and retail complex in Hanoi.

On Ho Tung Mau Street in Cau Giay district, the project will have easy access to the under-construction urban railway line and other transport networks as well as major roads. A range of facilities are nearby, such as My Dinh Stadium, schools, hospitals, and supermarkets.

With a low construction density of 23.3 per cent, Goldmark City offers residents a contemporary and open environment integrated with green space, parks and fountains, creating charming, nature-friendly, and modern living conditions.

The project features a 2.1-ha international school alongside other luxurious facilities such as a tennis court, a swimming pool, a gym, and a spa, among others. Its nearly 5,000 two- to four-bedroom apartments range in size from 68 to 161 sq m. Savills Vietnam is currently initiating the management process in buildings constructed during Phase 1 to 4, with about 2,500 apartments.

Ms. Vu Kieu Hanh, Head of Savills Property Management, North and Central Vietnam, said that when new projects come into use and operation such as Goldmark City, the management unit plays a crucial role as they work with the developer in the technical systems handover from subcontractors, in managing apartment handovers to buyers, and in the establishment of procedures, protocols and policies.

“This process, especially in high-end projects, requires a management unit with key abilities in maintaining international standards and knowledge of local regulations,” she added. “These initial systems, procedures and standards confirm the operational basis, which as things progress provide added value to the project in time, cost efficiencies, and increased lifespan of the construction, as well as easy and seamless living.”

Savills is the leading property management service provider in Vietnam and the Asia-Pacific region, with over 65 million sq m of prime commercial, luxury residential, shopping center, and industrial properties under management. In manages over 2.5 million sq m in Vietnam.

According to Ms. Hanh, property management has been shown to have an outstanding impact on projects involving large numbers of individual residential owners. “The management unit will not only be responsible for operating common spaces but also for providing services to all residential areas, resolving issues in a timely manner, minimizing any potential conflict, and always ensuring the reputation of the developer in the market,” she said.

Apart from Goldmark City, Savills management portfolio includes Richland Southern, BIDV Tower, and Artemis in Hanoi, and Saigon Pearl, The Vista, Avalon, Riviera Point, and Masteri Thao Dien in Ho Chi Minh City.
