The premium Japanese office building Leadvisors Tower, developed by LeadvisorSanei Hospitality Holdings, will be launched in the third quarter of 2019.

In a prime location on Pham Van Dong Boulevard - Ring Road 3, which is currently being expanded into an arterial road to the flourishing new urban area and business district in the west of Hanoi, Leadvisors Tower covers an area of 28,000 sq m.

With a design concept inspired by modern Japanese architecture and Kyoto’s “Machiya” (also known as house roofs), the property is the first-of-its-kind to offer true Japanese Grade A office space.

The building comprises 25 floors and boasts convenient and quick access to Noi Bai International Airport via Thang Long Bridge or Nhat Tan Bridge, the diplomatic quarter, West Lake, and Ba Dinh district.

The building’s total net leasing space is approximately 20,000 sq m with a typical floor plate sizing from 750 sq m to 970 sq m that suits various leasing requirements for commercial, office and showroom. With a prime location and unique design of four-sided double-glazed glass curtain walls, Leadvisors Tower provides tenants a panoramic view of the city.

The Tower is set to feature Japanese Zen Gardens on the ground floor, tenth floor, and rooftop. The Sky Zen Garden on the tenth floor will feature a fine-dining restaurant while the other two are open to tenants.

Mr. Huynh Minh Viet, CEO of LeadvisorSanei Hospitality Holdings, said the Tower will provide tenants with a working environment that is unique in design, exceptional in construction quality, and, especially, rich in tenant amenities.

Savills Vietnam was appointed exclusive leasing agent on October 23.

A recent Savills report noted that the supply of office space for rent in Hanoi is short of demand, especially in the Grade A segment. As at the third quarter of 2018, Grade A office buildings have high occupancy rates, at more than 90 per cent, while the market has no new projects.

According to Savills, the development potential of the office market in Hanoi is huge. Total office space in Grade A in Hanoi is only about 435,000 sq m, equal to 7-15 per cent of other major cities in Asia such as Singapore and Kuala Lumpur. Grade A office projects of high quality from foreign developers will attract more tenants.

The LeadvisorSanei Hospitality Holdings joint venture was established between Leadvisors Capital Management, a Vietnamese capital management firm, and Sanei Architecture Planning Co., one of the leading publicly-listed architecture companies in Tokyo.
