May 28 workshop in HCMC introduces new trends in the office market and new strategies for workplace solutions.

To introduce new trends in the office market and new strategies for workplace solutions to increase productivity and attract young talent, CBRE Vietnam and Ascendas Saigon Bund organized a workshop entitled “Beyond Vitality: Re-cultivating Work-Life Balance” in Ho Chi Minh City on May 28.

Mr. Le Trong Hieu, Director, Advisory and Transaction Services at CBRE, presented a market snapshot of Ho Chi Minh City, covering total current and new supply in the first quarter of 2018 and market forecasts for the year as a whole. He also shared his views on the needs of tenants in the time to come.

Mr. Aylwin Tan, Chief Customer Solutions Officer at Ascendas-Singbridge Pte Ltd, which is a shareholder in Ascendas Saigon Bund, said that real estate is not just a physical product but an enabler of business and the economic development of cities. “As such, we started focusing on ‘solving real estate problems so that our customers can focus on their core business’ and then moved towards ‘real estate solutions that inspire people to excel’, so that our customers can better attract and retain talents,” he said. “Now, we focus on ‘creating communities’, because in the new sharing economy, people and companies big and small need to work together and innovate.”

Mr. Hieu added that the first quarter of the year saw many deals with large spaces in the CBD and the decentralized area, from manufacturing, distribution, co-working, IT, banking, and insurance companies.

Despite no new supply coming in the first quarter, some developers are actively developing new Grade A and B office buildings to make up supply in the 2019-2020 period.

One of which is Office Tower 1, OneHub Saigon, by Ascendas-Singbridge at the Saigon Hi-Tech Park in District 9, to be completed in the first quarter of 2019. This location is a prioritized area of development in Ho Chi Minh City, and includes a series of ongoing projects in infrastructure and residences, such as Metro Line No.1, the National University of HCMC in Thu Duc, and the Thu Thiem urban area in District 2.

OneHub Saigon is a 12-ha development comprising seven international-standard office towers, a mixed-use commercial block, an education center, and recreational facilities built with sustainable features. Its total gross floor area is 360,000 sq m.
